I think open houses are worthwhile. Its another form of advertising for the seller. I often will get out of town buyers in the opens who maybe viewed homes in the area with their real estate agent but maybe not that particular home. They see your listing and fall in love with the home and then come back with their agent and then write an offer on the home.
Sometimes they come in an open house and don’t have an agent- either way I believe it increases your chances of selling the listing.
Or a neighbor comes by and tells you a family member is moving into town and sends them the flyer; they too could end up buying the home.
Anything that might help me sell the listing is worth the time doing.
